“Nobody buys houses in December”

“The property market is dead at the end of the year”

“There is no point looking at it until January”

“You may as well wait until Spring to sell”

These are probably the 4 most common phrases we hear from people (including some estate agents) when it comes to the end of the year, and over the years it has become a self-fulfilling prophecy as people have started to believe it. In reality, it is not true at all.

There is, of course, a short period over Christmas when people are busy with family and holidays so they don’t have time to think about houses. Yet the only reason that there are far less properties sold in late November and the first 2-3 weeks of December is that there are far less available due to people not putting their properties on the market.

Put yourself in the position of a buyer; you’ve been searching Rightmove, Zoopla and other websites looking for the perfect property in the right area so you can buy it.  You’ve got your Rightmove & Zoopla alerts on and are registered with estate agents so they will email you as soon as something with your requirements becomes available.  On December 12th, you receive an email and a phone call with the details of your ideal house (contrary to popular belief, we are open in December!).   Do you wait until January and maybe miss out because it is December, or do you go and view the house, make an offer and set up a move for early in the New Year?  Of course, you should go and view it! As will everyone else.

The other alternative is to do what everyone else does who believes ‘The Christmas Myth’ and wait until January. The only problem then is that you become just one of the many who have waited, this combined with all the ‘New Year, new start’ people that make a decision over the Christmas period means that your property becomes one of the hundreds in your area.

You need  to consider timescales. Do you want to be in your new house by summer? The average property takes 12 weeks to complete from the time the offer is accepted, and using our average selling time of 8 weeks as an example, this means you are looking at 5 months from instruction to moving.  Thinking about putting your property on the market in March/April?  This is too late.  You should be thinking 5-6 months in advance.

So, if you are really thinking about moving house in 2018 you should be speaking to estate agents NOW. If you don’t want to have viewings over the holiday period you don’t have to – there are many options we can offer – but don’t be like everyone else and wait. Get ahead of your competition and book your valuations now.
