Why lockdown might be a good time to market your property.

Government guidelines introduced during the lockdown period caused by COVID-19 mean we are unable to conduct valuations and viewings in-person. However, NOW could still be a great time to market your property. In this video, David Warburton explains why.

The 3-step plan below has been put in place to ensure that your property achieves maximum exposure until the lockdown period is over. By marketing your property now, you could benefit from increased online traffic, a large number of day to day enquiries and less competition.

STEP 1: How a Virtual Valuation works

In this video, David shows you how we connect with you for a virtual valuation and how it will look. Various pieces of software can be used, including the likes of Zoom, FaceTime or WhatsApp, which make it very simple.

Before the call, we will have done extensive research about your property and the local area to help us arrive at an accurate valuation figure, and give the best advice. You will be able to ask as many questions as you need and, following the call, we will provide you with a full written proposal.

If you feel now is the right time to market your home, then you can move on to steps 2 and 3. If not, you will have all of the information you need and can use it to make an informed decision in the future. We can even advise on potential jobs you could do during the lockdown period.

STEP 2: How to take great photos of your property during lockdown

Presentation and photography are essential when marketing a property on the biggest portals like Rightmove and Zoopla. Although we use specialist equipment and can’t visit your property in person to take photographs at the moment, you can still take good quality photos of your home during the lockdown period using just your smartphone. Once restrictions are lifted, we can replace them with our professionally produced versions.

STEP 3: How to make a Video Tour of your home

As viewings in-person can’t take place at the moment, the next best thing is to make a video tour of your home. It is really easy to do and will provide potential buyers with a great overview of your property. When restrictions are lifted, for anyone that wants to see it in person, it will be like a second viewing and you are likely to get a faster sale
