Photography

High-quality photography is the most critical aspect of advertising a home. The main property portals (Rightmove and Zoopla) allow you to upload as many pictures as you like – ideal, considering they’re the first places your potential buyer will probably look.

Getting this step wrong can result in a lack of viewing activity and low offers. Pitch it just right, and you’ll attract a high level of viewings, competing offers, and a strong sale price.

That’s why once your property has been staged, we’ll take detailed photographs that focus on stand-out features to add ambience and interest to your online listing. We’ll also use professional-grade equipment and natural lighting to produce striking wide-angle images of each room.

If your home has a substantial footprint or a large garden, we may use a drone to capture the grounds and surrounding area to give buyers a visual sense of the scale and setting.

Floorplans

In a recent survey by Rightmove, 20% of potential buyers said they’re less likely to view a property that doesn’t have a floorplan. Yet some agents still don’t offer them!

But why are floorplans so essential? Not only do they reveal the size and layout of each room, but they also help buyers identify the position of fixtures and fittings, particularly in kitchens and bathrooms. If browsers can check these factors before booking a viewing, you’re more likely to attract serious buyers.

At WeLocate, we create floorplans as standard for every property we list.
